L’expérience noire est souvent remplie de résultats négatifs pour obtenir un emploi, un prêt et presque tout ce qui est nécessaire pour posséder une propriété. Affordable Housing

A recent survey conducted by the Black Home Ownership Network in the US, Canada and the UK, confirms that a larger percentage of black people presently rent, and are living in fear of their landlord raising their rents, or getting unfairly evicted so the landlord can rent for a hire price.

Several others who are being priced out of buying their first home, are also facing bias in getting a decent place to rent, despite the available options are rarely affordable. These issues need to be urgently addressed if we are truly serious about equity and inclusion.

Option

Buying a home may be the biggest purchase most people will make in their lifetime. Buying as an individual is the most common way people purchase and get qualified for financing. Although married couples are able to qualify for financing much more easily compared to others, homeownership is not just for married couples. Though going it alone can sometimes be a little more challenging than purchasing with a partner, single people can benefit from owning their own home just as much as anyone else. Despite rising home prices, real estate is still an important investment for many Canadians, with many non-home owners still looking to own a home. You will need to save for down payment, pay up debts, have a full time job and good credit scores.

Group
Option

Decades ago, buying real estate as a group, with friends, and family members was the traditional way of purchasing a home and large piece of land, but in recent times, more groups of investors have been formed by mostly strangers who end up working together to achieve a common investment objective. Some individuals who lack the criteria or capital to buy alone have built wealth and financial stability by buying properties with other like-minded people who have the capital and some other criterias that may be lacking. Some contributors may be passive while others are more involved. Some view real estate as an alternative to stocks and bonds. A legal agreement is always formulated to define expectations, terms and percentages for each investor.

Corporate
Option

Buying as a corporation has become more popular in recent years and many find it has a better option due to it’s benefits and much more. Some who like this option are into real estate to buy and flip within a short period, while others are investors who keep the property for a longer time to yield returns. Qualifying for a mortgage with an incorporated business can be more complex due to more documentation required compared to getting a similar loan as an individual or through a partnership. A commercial loan and real estate purchase can be more complex compared to a residential real estate mortgage approval. This is also an attractive option because it offers limited liability protection, tax benefits, a life-time capital gain exemption, and much more.

It’s depressing that black homeownership rate and overall wealth gap have reached alarming levels. The black homeownership rate has persistently lagged behind that of white families, a gap that has widened since the Great Recession. In 2017, the black homeownership rate (41.8 percent) was the lowest of all racial and ethnic groups. Between 2000 and 2017, the black homeownership rate dropped 4.8 percentage points, a loss of about 770,000 black homeowners, while the homeownership rates of other racial and ethnic groups either remained constant or increased.

The Housing Market Today!
Black Americans still pay more than any other group to own a home, a disparity that over 30 years contributes to roughly half the current $130,000 gap between Blacks and whites in savings at retirement, a recent Massachusetts Institute of Technology study shows. The annual difference of $743 in mortgage interest payments, $550 in mortgage insurance premiums and $390 in property taxes, when invested over 30 years results in lost retirement savings of $67,320 for Black homeowners, according to the study called “The Unequal Costs of Black Homeownership.”
